Site Facilities Manager – Waterford

Role Summary

We are seeking a dynamic Site Manager to oversee a prestigious regulated client facility. In this key role, you will coordinate onsite services with precision and efficiency. Your responsibilities will include managing daily operations, including maintenance, caretaking, cleaning, pest control, waste management, and security. You will serve as the primary liaison with the client, ensuring seamless communication on all operational matters. Expertise in both soft and hard services is essential for success in this role.   • Conduct property & facility inspections.
  • Liaise with local authorities.
  • Assist in procuring and managing cleaning, security, and maintenance services.
  • Ensure subcontractor contracts and SLAs are in place.
  • Develop and implement SOPs.
  • Ensure regulatory compliance.
  • Monitor subcontractors and services.
  • Oversee PPM and reactive work.
  • Provide client reports.
  • Manage and report on expenditure.
  • Provide budgets and manage projects.
  • Coordinate minor office moves.
  • Maintain auditable PPM records.
  • Manage outsourced FM services.
  • Track and resolve facilities requests.
  • Manage vendor work permits.
  • Ensure equipment operational standards.
  • Manage the PO system.
  • Review and manage SOPs.
  • Support Group Board Meetings
  • Manage access control and security systems.
  • Improve facilities efficiency.
  • Participate in Crisis Management Team
  • Undertake ad-hoc projects/duties. Person Specification
  • Understanding of regulated facilities related services
  • Excellent Knowledge of soft and hard services
  • Understanding of mechanical and electrical building engineering services, their design, operation, and maintenance
  • Understanding of human resource management and being part of a team
  • Understanding of financial budgeting, management, and control techniques
  • Working knowledge of service provision contracts and contract administration procedures
  • Local building, fire, and safety codes
  • Excellent communication and problem-solving skills
  • Eagerness to learn and progress and self-starter.


  • Experience working in a facility environment.
  • Excellent pc skills, including Word/ Excel/ PowerPoint and project.
  • Suitable experience in Health and safety, and environmental issues
  • Experience in hard & soft services
  • Experience of mechanical and electrical building engineering services, their design, operation and maintenance
  • Experience of financial budgeting, management and control techniques
